- Please note that this property is only available for a three-nighttime minimum stay.
- Fireplace is inoperable and not available for guest use.
- We allow service animals at this home. If undisclosed family pets are brought into the home without AvantStay's approval there is a fine of $500 per pet.
- Guests will be required to provide car details and sign the Sullivan's Island Guest Addendum prior to check-in.

- This home does not offer pool heat.
- Please note that garden maintenance takes place every Thursday or Friday.
- There is a dangerous drop-off adjacent to the beach behind home. Guests MUST use the path and keep away from the edge to safely access it. Directions: enter the path from the backyard, go left, and walk about 30 ft. until you reach the beach.
- This is NOT a swimming beach due to the riptide.
- Please be aware that palmetto bugs (commonly identified as cockroaches) are common in the southeast and are very prevalent in the early winter and early summer months.
- Please note our occupancy includes an additional two beyond bed count. Trifold floor beds and additional linens can be supplied upon request.
- Beach chairs are not included at this property, please reach out to AvantStay to rent beach chairs/umbrellas.

Accidental Damage Protection: A non-returnable accidental damage protection plan has been supplied in the price of your reservation. Under this plan, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your event up to $2000. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets. This plan is not available for reservations 28 days or longer or reservations that require a security deposit.

This is a smoke-complimentary property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and peaceful hours (9pm-8am) are stringently enforced. No speakers or sound systems will be included for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or events are not allowed without prior written approval and an additional fee. Any unauthorized events or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and costs.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking additional care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd event vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.

• Reserve your rental as soon as possible. Rental schedules usually open a year in advance (or in September just after the Summer season ends). Many groups reserve their Summer rentals during Winter holiday gatherings. Book before these holidays for best selection.
• June, July, and August are the most expensive months in the Charleston area area. To find the largest vacation home within budget, we strongly suggest reserving in the Fall or Spring shoulder seasons. You'll benefit from lower rates, greater selection, beautiful weather and the absence of giant crowds at popular attractions and restaurants. Many vacationers use this strategy to find larger homes within budget, or to reserve a beach front vacation rental that would otherwise be unavailable during the high season. Speaking of the off-season, don't overlook the holidays for a Charleston area vacation! Who wouldn't love a holiday on the coast? Thanksgiving, Christmas, and New Years are great times to gather with friends and family at your favorite beach.
• Some hosts offer discounts for veterans. Ask your host or property manager if special discounts are available for your family before you book.
• Booking websites usually offer guests an option to obtain vacation insurance. Trip insurance, which will generally cost between 1% - 5% of the reservation price, offers visitors reimbursement of their vacation costs for any missed trip time as a result of medical-related emergencies or weather disasters, as well as hurricane evacuation costs or charges, such as an unanticipated hotel or additional gasoline expenses. Trip insurance might be a a bank account-saver if the unforeseen happens. Ask your property manager for more information.

• Ask questions. You may want instructions for a hot tub, intercom or WIFI setup. Contact your owner. They are there to help! A brief phone call prevents quite a few problems.
• Lock your vacation home while you're out. Protect your property!
• To ensure that damages are not attributed to your family's visit, inspect the property for any problem areas upon your arrival. Contact the host immediately to document your findings. If there is a dispute, having a record of problems and contact attempts will be valuable.
• Be a good neighbor! You wouldn't like troublesome visitors bothering your quiet neighborhood. Use the golden rule for best judgement. Happy residents may even recommend great local food and places you would've never otherwise known about!
• Don't forget to... Ask a local resident! Residents can often help you find the best spots in town. Who better to ask where to grab the best tacos, have a great night on the town, or the best spots for shopping?
• Re-check every room of the property to make sure that you've packed all of your family's items at departure. Check closets, dressers, garages, and bathrooms for hidden items. Clean out the refrigerator and take or dispose of leftovers.
• Record a video to document the condition of the property.
• Remember to leave feedback! Property managers rely on great feedback to compel more reservations. They'll be grateful for your feedback.
