The Overlook on King can accommodate up to 13 guests across 5 bedrooms and 4.5 baths, with a roomy kitchen and living area designed for entertainment.

The Overlook on King is equipped with a coded lock that is changed regularly. You will receive all important check-in information 3 days prior to arrival.

Early check-in or late check-out requests are evaluated and granted on a case-by-case basis. We offer storage lockers for bags inside of the building for guests to use as needed while they await their check-in or throughout their stay.

*Severe Weather Policy*

Our severe weather and Extenuating Circumstances: Hurricane Policy is as follows:

If a Mandatory Evacuation Order is issued by the Governor of SC specifically for the county in which your property is located for the dates of your stay, the extenuating circumstances policy will be in effect. In this case we WILL refund any deposits or payments paid by the guest and we shall have no additional liability concerning the reservation.

However, if a Mandatory Evacuation Order is NOT issued by the Governor of SC, then the standard cancellation policy will still apply and no refund will be issued. This is the case even if the guest chooses to cancel or travel is disrupted due to the storm.

Additionally, if there is adverse weather phenomenon outside of Charleston or SC (ie. other regions of the US or abroad) during the dates of the guests' stay which hinders the guests from traveling to the property, the standard cancellation policy will still apply. Therefore, a refund will NOT be issued.

***ATTENTION***
Hurricane season is during the months of June-November. During this time we HIGHLY recommend guests research and purchase travel insurance.

  • The earlier your group can reserve a vacation home, the easier your search will be. The best rental properties are booked very early. Reserving your rental home up to twelve months before your vacation dates is recommended. Christmas, Thanksgiving and New Years Eve are excellent times to search for and book your rental property.
  • Veterans and Active Duty Military members may qualify for special discounts. Be sure to ask your prospective property management company or host whether your family qualifies for a price reduction.
  • Property managers typically offer their guests an option to add vacation insurance. Trip insurance, which generally costs between 1% - 5% of the base stay price, offers visitors reimbursement of their vacation costs for any missed trip time as a result of personal medical-related catastrophes or weather disasters, as well as evacuation charges, such as an unanticipated hotel stay or extra gasoline expenses. Trip insurance is definitely a bank account-saver if the unforeseen occurs. Ask your property manager for more information.

  • Don't forget to... Ask a local resident! Local residents can frequently point you in the right direction. Who better to ask where to find the best seashells, have a great night on the town, or the best spots for fine dining?
  • Ensure you protect the property owner (and your things!) by locking the property while you are out, just like you would back home.
  • Re-check the property to make sure that you've packed all of your family's items at check-out. Re-check bathrooms, dressers, and closets for hidden treasure. Remove everything from the refrigerator and take or dispose of leftovers.
  • Walk through the property a final time and look for any damage. We suggest inspecting the property with the host whenever you can (often this isn't possible). If the property manager isn't available, take video of the rental to record its condition.
  • Did you have a fantastic stay? Many vacation rental websites make it easy for vacationers to provide feedback. If your rental property and/or property management company was wonderful, they always love to hear your praise. If anything was wrong and they failed to fix it within reason, or if the vacation rental wasn't as described, you'll want to make a note as part of your comments.
